Buying a home or business can be an extremely exciting endeavor - it can also be an incredibly daunting task. For many, property ownership is a huge step toward fulfilling their dreams. At the same time, buying property is a significant investment that comes with risks.
Whether you are buying, selling, or building your home, Shining Light Inspections offers comprehensive home or light commercial property inspection services so that you can make informed decisions and feel good about your purchase. Choosing a competent and professional inspector to evaluate your property is paramount to the success of your investment and more importantly for the safety of your family.
At Shining Light Inspections we offer experience, expertise, and professionalism on every job. Assisting property owners in Saint Johns County, Florida, and surrounding communities, we have earned our reputation as a trusted resource for residential and light commercial inspections because we focus on the details and do a thorough inspection every time.
Any full residential or commercial inspection includes a full visual inspection of the following:
- Exterior home inspection
- Interior home inspection (including appliances if able)
- Foundation & structural inspection
- HVAC inspection and AC system
- Plumbing inspection and water heater
- Electrical system inspection
- Fireplace/furnace inspection
- Insulation inspection
- Roof inspection via high-quality 4K HD drone (weather permitting)
Every inspection also includes the use of best-in-class tools that help us see more - even behind walls, floors, and ceilings. We never upcharge for the use of these important tools.
We use:
Let us test drive your new home or condo! We do a thorough inspection and look at every system to ensure it is safe, up to code, and functioning properly.
We offer light commercial inspections for business properties 20K square feet or less. This includes all the same systems as a home inspection but on a bigger scale.
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The four points covered in this limited inspection include the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
Wind Mitigation helps limit the amount of wind damage inflicted on a home - this is very important in hurricane-prone areas. Many insurance companies offer homeowners premium discounts and rebates for implementing specific enhancements to protect their homes. And if you’ve already made certain improvements, a Wind Mitigation Inspection can provide the verification you need to receive credits, discounts or rebates on your homeowner’s insurance.
Annual Home Maintenance Inspections allow you to find small problems before they become BIG ones. This in turn lets you know of minor repairs that could save you money on a big repair in the future. The report also provides you with a detailed and comprehensive understanding of the current condition of your home. And if you ever do decide to sell your home, you will not be caught unaware of issues that may slow down the process.
Just because it's new, does not mean it's right. We offer new construction home inspections as well as pre-purchase and 11th-month new construction builder warranty home inspections to help you to identify any issues that may be covered under the builder's “1-year Home Warranty”. This in turn would save you the cost of a repair that is covered by the builder. And even if we do not find any major issues, a new construction inspection provides you with a detailed look at your new property.
