Shining Light Inspections, is a veteran-owned small business that specializes in home, condo, and light commercial property inspections (20K sq feet or less) in Saint John’s County, Florida, and the surrounding 20-mile radius including Green Cove Springs, Ponte Vedra Beach, World Golf Village, St Johns, Fleming Island, St. Augustine, and St. Augustine Beach. We are InterNACHI certified, fully licensed, and insured. We test drive your home or business as if we are moving in, taking the time and care to do a thorough inspection of all systems to ensure safety and functionality. Even new homes can have issues so it is always smart to have a licensed and insured property inspector do a full inspection and report.

We practice onsite reporting using industry-best reporting software so nothing is ever missed in the process. Our reports are thorough and turned around quickly within 24-48 hours and will include interior and exterior photos, high-quality drone video or photos of the roof and property, and recommendations for any problem areas found. And for your peace of mind that the problems are fixed – we offer a re-inspection for just $100 per issue to evaluate repairs. Don’t close on a property until you are sure everything is safe, working, and up to building code standards.
We Include MORE in Every Inspection
Many home or business property inspectors will charge you extra to use specialty tools that help us see behind the walls/floors/ceilings to find any real problems. Not us! We include the use of the following specialized tools in every inspection so your visual inspection catches more potential issues.
We use:
- High-quality FLIR Camera - This is for infrared thermal imaging to catch hot and cold spots and reliably check temperatures behind walls and ceilings.
- HD 4K Drone - This works great for close-up roof and property inspections.
- Moisture Meter - Used to catch leaks from pipes in walls, floors or ceilings.
- Gas Leak Detector - Ensures any gas lines are secured and not leaking.
- AFCI/GFCI Circuit Tester - This also checks voltage to ensure the power you are getting is correct for that outlet/circuit.
- Digital Infrared Thermometer - This takes quick temperature readings of HVAC ductwork outlets, air return vents, water temperature, and surface temperature.
